While we specialize in senior living, Buildable Sites also develops residential, commercial, and mix-use properties. Founders, Patrick Mallon and Brendan Mallon have worked in senior roles for some of the nation’s leading companies including Toll Brothers Inc. and Sunrise Senior Living. Their ability to find exceptional sites, obtain difficult approvals, and provide solid developments and investment opportunities for clients is unmatched in the New England area. Brendan heads up the construction management side of projects, managing their own projects as well as for clients. Brendan not only saves his clients money by properly negotiating construction contract terms up front, but also by fairly negotiating change orders with contractors to avoid clients being stuck with unnecessary added costs. In addition, Brendan is a detail oriented quick thinker who can break down scopes, helping pinpoint areas in which value engineering will provide substantial cost savings. These savings typically well exceed the consulting fees paid to retain Buildable Sites as construction managers.
Since inception, Buildable Sites has closed 11 new assisted living and memory care deals consisting of over 900 units. In addition, Buildable Sites has managed the construction on 6 additional projects with over 500 units. Each project comes with its own set of challenges when obtaining zone changes, variances, planning board, and city approvals. Buildable Sites uses a unique customize approach on each project by assembling an exclusive team with local knowledge specific to each city and town allowing for the best advantage for project approval and success!
